About the role:
As a Real Estate Transactions Associate Director, you will play a central role in structuring and executing the deals that power Industrious’ growth across North America. You will lead financial underwriting, shape negotiation strategy, and drive complex real estate transactions that expand our flex office footprint across our three brands: Industrious, Indy, and Reserve.
This role sits at the intersection of financial analysis, deal structuring, and strategic decision-making. You will evaluate opportunities, diagnose when deals do not initially “pencil,” and creatively restructure them to unlock viable partnerships with landlords.
Working closely with our Real Estate Growth, Development, Finance, and Commercial Teams you will translate detailed financial analysis into clear investment recommendations and present transactions to senior leadership and the Industrious Investment Committee.
This is a high-visibility NYC-based role reporting to the Director of Real Estate Transactions.
What you’ll do:
Evaluate and structure new real estate partnerships
Evaluate potential locations and partnership structures to determine deal viability across Industrious, Indy, and Reserve.
Build and refine financial models to assess transaction economics, forecast performance, and test sensitivity to key assumptions.
Review and pressure-test underwriting prepared by analysts, identifying risks and opportunities within proposed deals.
Solve complex deal challenges
Step into transactions when the financials do not initially work and identify what assumptions or structures must change to unlock a viable deal.
Conduct deep-dive financial analysis across operating costs, buildout assumptions, pricing strategies, and space utilization.
Develop bottom-up analyses — from floorplans and unit-level economics through full operating models — to ensure deals reflect realistic performance expectations.
Shape investment decisions
Synthesize financial, market, and operational inputs into clear investment recommendations.
Present and defend deal theses to senior leadership and the Industrious Investment Committee.
Take ownership of the outcome of transactions, including recommending when deals should move forward — and when they should not.
Drive negotiations and partnerships
Negotiate business terms and partnership structures that balance risk and return while building long-term landlord relationships.
Partner with business development leaders on complex negotiations and participate directly in landlord discussions.
Coordinate cross-functional execution
Lead internal coordination across finance, development, operations, and legal teams to move deals from initial underwriting through approval and execution.
Run cross-functional deal meetings and ensure stakeholders are aligned as transactions progress.
Example Problems You Might Solve:
Reworking the economics of a potential new Industrious location where projected operating costs exceed expected revenue.
Evaluating how different floorplan layouts impact pricing and space utilization in a new market.
Structuring a partnership with a landlord to make a location financially viable through revised incentives or operating assumptions.
Presenting a transaction recommendation to the Industrious Investment Committee after developing a revised financial model.
Requirements:
6–8 years of experience in commercial real estate, including roles in real estate finance, asset management, and transaction management.
Deep financial modeling expertise and the ability to build complex real estate models from scratch.
Experience evaluating and structuring commercial real estate investments or partnership agreements.
Strong analytical instincts with the ability to diagnose why deals do or do not work financially.
Demonstrated experience owning or influencing investment decisions and presenting recommendations to senior stakeholders.
Ability to manage multiple transactions simultaneously while maintaining strong attention to detail.

Compensation and Benefits:
The annual base compensation range for this role will be between $150,000 and $165,000. You will also be eligible for a performance related bonus.
The successful candidate's actual compensation will be based upon a variety of factors, including but not limited to work experience, job related knowledge, skills and professional qualifications.
